CgMs’ Historic Buildings Consultants have a wealth of experience to offer. They are passionate about their subject and as knowledgeable about the planning and development process as they are about timber framing and lime-stone walls. Our service is tailor made to suit your needs and our professionals work extensively with architects, planners, homeowners and other consultants to offer guidance on suitable development within the historic environment. Whether clients require verbal advice on site, written guidance, or reports to support a proposal or discharge a condition - we are happy to oblige. With a client base that draws from both the public and private sector CgMs works throughout the UK. Our services range from early advice on the viability of a purchase, to negotiations with Local Councils and English Heritage through to providing expert witness at Public Inquiries.

Services

  • Pre-acquisition advice - Understanding the constraints and opportunities posed by a site is essential prior to purchase. CgMs offers pre-acquisition advice involving research, a brief architectural and historical analysis and a review of existing heritage constraints. Assessment is focused on significance and development potential of a site with regard to national and local planning policies.
  • Supporting statements to accompany planning applications - CgMs regularly prepares supporting statements for submission to the local planning authority with a formal application for planning permission. Our reports provide reasoned and informed justification for proposals within the historic environment.
  • Providing expert witness evidence at planning Inquiries - CgMs provides expert witness at Planning Appeals appearing at several major public inquiries involving development affecting conservation areas, listed buildings and World Heritage Sites.

  • Design briefs and specifications for conservation works - CgMs provides owners, developers and planners with advice on the specification of conservation work and design briefs so that viable works, which are still compatible with conservation ideals, policy and guidance can be realised.
  • Negotiations with Public Sector Advisors - CgMs negotiates with local councils and relevant government advisors such as English Heritage to coherently put forward a client's case. Many of our staff have experience on the other side of the fence and understand the requirements and expectations of officers.

  • EIA - Cultural Heritage chapters can be provided for Environmental Impact Assessments (EIAs) on large development sites. These chapters, offer objective assessment of the direct and indirect predicted to impact upon the historic built and buried environment. Cultural Heritage chapters are undertaken in association with CgMs' Archaeology Team.

  • Enforcement Cases - CgMs can advise on enforcement cases where unauthorised works have been carried out on listed buildings. The team is well versed in both defining the impact of such works, negotiating with the Council and putting forward a suitable strategy for resolution. This can involve support at appeal where appropriate and justifiable. each site.
