Government proposes to revise Environmental Impact Assessment (EIA) Screening Thresholds

DCLG announced on 6 January 2015 that in light of its previous consultation exercise, the Government proposes to raise the thresholds for Environmental Impact Assessment (EIA) screening thresholds as follows:

  • Residential development from the existing 0.5 hectare to up to 5 hectares, including where there is up to 1 hectare of non residential development.
  • Residential development over 150 units.
  • Other urban development threshold raised from 0.5 hectare to 1 hectare.
  • Industrial estate thresholds raised from 0.5 hectare to 5 hectares.

The Government intends to lay revised regulations to amend the Town and Country Planning (Environmental Impact) 2011 Regulations in early 2015.

The Government will also respond to the EU Directive 2014/52/EU (Review of Environmental Impact Assessment Directive) by 17 May 2017.
